No. While some high street banks ask for 3 years, we have access to specialist lenders who will consider your application with just 1 year's trading history.

Will you use my latest year or an average?

If your latest year is significantly better than previous years, an average can hurt your borrowing power. We can place you with lenders who base their affordability calculations solely on your latest year's figures where appropriate.

How do lenders treat retained profit?

Many banks only look at your salary and dividends. We know lenders who will factor in your share of the net retained profit, which can significantly increase how much you can borrow as a limited company director.

I'm a CIS worker, how is my income assessed?

We use lenders who understand the Construction Industry Scheme. They can often assess your income based on your gross day rate over a 3-6 month period rather than relying on self-assessment tax returns, which usually reflect lower net figures.
